It is **static** and deterministic, ignoring inertia — plants remain where they were built after the original advantage has gone — and ignoring the behavioural finding that entrepreneurs **satisfice** rather than optimise, locating in acceptable places for personal reasons.

And it is **dated in emphasis**: as transport costs have fallen and products have become lighter relative to their value, the classical factors have declined and agglomeration, skilled labour, market access and institutional environment now dominate.

**What they share**: all three assume a **free land market** allocating uses by ability to pay, a **single dominant economy**, and the specific historical conditions of twentieth-century North American industrial cities.

**Applicability to developing-country cities, where the departures are systematic rather than incidental.**

**The core-periphery gradient is frequently inverted.** In the Western models, income rises outward from the centre. In many developing cities the **periphery is poorer**, because informal settlement occurs on land at the edge that is unoccupied, hazardous or of unclear title, while the centre retains high-value commercial and residential use.

**High- and low-income areas are adjacent rather than segregated.** Informal settlement occurs wherever there is unclaimed space — along drains, railway margins, in interstices between planned developments — which produces fine-grained juxtaposition rather than the broad zonation the models predict. The proximity is functional: domestic and service workers live near the households employing them.

**Assessment.** The classical models remain valuable for their **mechanisms** — invasion and succession, sectoral persistence, the four reasons for multiple nuclei — which are general propositions about how land uses sort. **The policy implications**, which are the practical payoff. **The mechanism.** The model turns on **economic rent** — the surplus a unit of land yields above production and transport costs. For any crop:

rent per unit area equals yield times the difference between market price and production cost, less yield times transport cost per unit distance times distance.

Since transport cost rises with distance, rent **declines** with distance from the market, and each crop has a **rent gradient** whose steepness is determined by its bulk and weight relative to its value and by its perishability. The crop that **outbids** all others at a given distance occupies that land, so the pattern is determined by the **intersections of the gradients** — and because the plain is uniform in every direction, the boundaries are **concentric rings**.

**Von Thunen's own modifications** demonstrate that the mechanism is transport cost rather than distance as such. A **navigable river** offering cheaper transport **elongates** the rings along its course. A **secondary market** creates its own smaller ring system. Variation in **soil fertility** distorts the rings. These are not exceptions but confirmations.

**Critiques**, taken from the assumptions in order.

The **uniform plain** exists nowhere; soil, relief and climate variation frequently override the rent gradient entirely.

**Transport** is neither uniform nor proportional: networks are linear, rates are stepped and quantity-discounted, and multiple modes with different cost structures coexist. **Applied at the world scale**, the logic explains why perishable produce is grown near consuming regions while grain, which is durable and dense, moves globally — the rings having become continental.

**Applied within a farm**, the same logic explains why intensive crops requiring frequent attention are grown near the homestead and extensive ones further away, which is a documented pattern in smallholder agriculture.

**Where it fails.** Refrigerated air transport has made intercontinental supply of perishables viable, which the model cannot accommodate. Subsidy and procurement override the gradient. And specialisation by comparative advantage in climate and soil frequently dominates distance entirely.

**The historical association** with industrialisation is not universal. In the developed countries urbanisation accompanied industrial employment growth. In many developing countries it has proceeded **faster than industrial employment**, producing what is sometimes called urbanisation without industrialisation — where the urban labour force is absorbed into services and the informal sector rather than into manufacturing.

**The critiques.**

**Substitution** was under-weighted. Scarcity raises price, which induces substitution toward abundant materials, and the historical record of material substitution is extensive.

**Technological change** was treated as insufficient. Resource productivity has improved substantially, so output per unit of material input has risen — meaning growth does not require proportional resource growth.

**Price signals** were absent from the model. In a market, approaching scarcity raises price, which reduces demand, induces substitution and makes previously uneconomic sources viable — a corrective mechanism the model did not include.

**Reserves rather than resources.** The modelling used known exploitable **reserves**, which are a function of price and technology and expand when both rise, rather than total physical **resources**. The distinction is decisive and the projections were correspondingly pessimistic on materials.

The **weak against strong sustainability** distinction determines whether the second principle is coherent. **Weak** sustainability accepts substitution of natural by manufactured capital, so depleting a mine is sustainable if the proceeds build equivalent capital elsewhere. **Strong** sustainability holds that some natural capital is **critical and non-substitutable** — life support systems, biodiversity, ecosystem functions — so its depletion cannot be compensated at all.

**Where each applies** is the practical question, and the defensible position is the operational middle: maintain critical natural capital absolutely, permit substitution for the rest, and apply the **precautionary principle** where criticality is uncertain — since the cost of wrongly assuming substitutability is unbounded where the loss is irreversible.

**The measurement problem** completes the topic: conventional national accounts treat depletion as **income** rather than as asset reduction, so a country liquidating its natural capital records growth. **Green accounting**, adjusted net savings and the **ecological footprint** are attempts to correct this, each contested in method and all making the same point — that the standard measure systematically misreports sustainability, which is why growth and sustainability appear compatible in the accounts while conflicting in the physical system.
